How do I stop my outside tap from freezing?
Before winter, close the internal isolation valve that feeds the outside tap, then open the outside tap to drain any remaining water. Leave the outside tap open all winter. In spring, close the outside tap and open the isolation valve. We also recommend lagging any exposed pipework with foam insulation.
Does an outside tap need a double-check valve?
Yes — under UK water regulations, outside taps must have a double-check valve (also called a non-return valve) to prevent contaminated water flowing back into the mains supply. Modern outside taps often have the double-check valve built into the tap body. If yours doesn't, one should be fitted on the supply pipe.
Can I fix a dripping outside tap myself?
Replacing a washer is a straightforward DIY task if you can isolate the water supply and have a wrench. However, if the tap body is corroded, the seat is pitted, or the pipework needs replacing, it's best to call a plumber. Overtightening an old tap can cause it to snap off, creating a flood.
How much does it cost to install a new outside tap?
Installing a new outside tap where one doesn't currently exist costs £120–£160 including parts and labour. This includes tee'ing off the cold mains supply, fitting an isolation valve, running pipework through the wall, and fitting the tap with a double-check valve.
Why is water running down my wall when the tap is off?
If water runs down the wall even when the tap is fully closed, the leak is likely at the threaded connection between the tap and the wall-plate elbow — not the tap washer. The joint sealant or PTFE tape has failed. Isolate the supply and call a plumber to reseal or replace the joint.
