The Problem
A homeowner in Guildford had noticed that their hot water had a slight discolouration and an unusual smell. The cold water from the loft tank also had a slight odour. The loft cold water storage tank had not been cleaned or inspected since they moved in 8 years ago.
The property had a traditional vented system with a cold water storage tank in the loft feeding the hot water cylinder. The homeowner was concerned about water hygiene.
The Diagnosis
We accessed the loft and inspected the cold water storage tank. The tank had a significant build-up of sediment at the bottom and the water had a slight brown tint. The tank lid was not properly fitted, allowing dust and debris to enter. The ball valve was also showing signs of corrosion.
The sediment was a combination of limescale, rust particles from the galvanised tank coating, and organic matter. The tank needed cleaning and the lid and ball valve needed attention.
The Repair
We isolated the water supply and drained the cold water tank completely. The tank was thoroughly cleaned and disinfected using a food-safe sanitiser, removing all sediment and scale build-up. The interior was scrubbed and rinsed multiple times.
The ball valve was replaced with a new Part 2 float valve, the tank lid was properly fitted and sealed to prevent future contamination, and a byelaw 30 kit was fitted to ensure compliance with water regulations. The tank was refilled and the system was flushed through.
Drained and cleaned tank interior with sanitiser
Replaced ball valve and fitted proper sealed lid
Refilled, flushed system and tested water quality
Outcome & Advice to the Homeowner
The water quality was immediately improved — the discolouration and odour were gone. The homeowner was pleased that the tank was now clean and properly sealed to prevent future contamination.
We recommended inspecting and cleaning the cold water tank every 2 to 3 years, and fitting an insulating jacket on the tank to prevent freezing in winter and keep the water cool in summer.
