The Problem
A homeowner in Woking called us after we had repaired a burst pipe in their loft. They wanted all the exposed pipework in the loft properly insulated to prevent any future freezing and burst pipe emergencies. Several pipes were running exposed above the loft insulation with no pipe lagging at all.
The loft contained the cold water storage tank feed and expansion pipes, the central heating feed and expansion pipes, and a section of the mains cold supply pipe — all with exposed sections running above the loft insulation.
The Diagnosis
We surveyed the loft and identified approximately 15 metres of exposed pipework that needed lagging. The pipes ranged from 15mm to 22mm copper and MDPE. The cold water tank itself was also uninsulated, losing heat in winter and gaining heat in summer.
We specified foam pipe insulation in the appropriate diameters for each pipe size, and a cold water tank insulation jacket. We also identified a section of pipe running too close to the roof felt that needed re-routing slightly before lagging.
The Repair
We fitted foam pipe insulation to all exposed pipework in the loft, securing it with tape at each joint and ensuring full coverage with no gaps. The insulation was fitted snugly around all bends and valves, with cuts made for access to isolation valves.
A cold water tank jacket was fitted to the storage tank, and the tank lid was checked and sealed to prevent contamination. The section of pipe running too close to the roof felt was re-routed slightly and then lagged. All work was completed without disturbing the existing loft insulation.
Surveyed loft and identified all exposed pipework
Fitted foam insulation to all pipes and tank jacket
Re-routed close pipe and lagged all sections
Outcome & Advice to the Homeowner
All loft pipework was fully insulated and protected from freezing. The homeowner had peace of mind knowing their pipes were protected and the risk of a winter burst pipe was dramatically reduced. The tank jacket would also help keep the stored water at a more stable temperature.
We recommended checking the pipe insulation annually before winter, particularly after any loft work that might have displaced the insulation. We also advised keeping the loft hatch closed during cold weather to prevent warm air reaching the loft and creating condensation.
