The Problem
A homeowner in Kingston noticed a bad smell in their bathroom and found water pooling at the base of the toilet. The toilet had been installed approximately 3 years ago and the seal at the base had started to fail. The water was seeping from under the toilet pan.
The toilet was a close-coupled suite with a standard pan connector to the soil pipe. The silicone seal between the toilet base and the floor had cracked, allowing water and odours to escape.
The Diagnosis
We removed the toilet and found the pan connector seal had deteriorated — the rubber seal between the pan connector and the soil pipe had lost its flexibility and was no longer creating a watertight, airtight seal. The silicone around the toilet base had also failed, allowing sewer gases and water to escape.
The pan connector itself was structurally sound but the seals needed replacing. We recommended replacing the entire pan connector with a new one — at 3 years old, the connector body was fine but new seals alone could be unreliable if the connector body had any wear.
The Repair
We isolated the water supply to the cistern, disconnected the cistern from the pan, and carefully removed the toilet pan from the floor. The old pan connector was removed from the soil pipe, which was cleaned and inspected.
A new flexible pan connector with fresh rubber seals was fitted to the soil pipe. The toilet pan was refitted to the floor with new fixing bolts, the cistern was reconnected, and the base of the toilet was sealed with sanitary silicone. The toilet was flushed multiple times and the floor around the base was checked — dry.
Removed toilet and replaced failed pan connector
Refitted pan with new seals and fixing bolts
Sealed base with silicone and tested for leaks
Outcome & Advice to the Homeowner
The leak and the bad smell were both eliminated. The new pan connector provided a reliable seal and the fresh silicone around the toilet base prevented any further water or odour escape. The homeowner was relieved to have the bathroom back to normal.
We recommended checking the silicone seal around the toilet base annually and re-sealing if any cracking appears, as this is the most common cause of odour escape at the toilet base.
