The Problem
A homeowner in Weybridge reported that their underfloor heating in the kitchen extension was not warming up. The manifold was running but the floor remained cold. The system had been installed 4 years ago and had been working until recently.
The underfloor heating was a wet system connected to the main central heating system via a manifold with multiple zones, each controlled by a motorised zone valve and a programmable thermostat.
The Diagnosis
We inspected the manifold and found that the flow meters on two of the three zones were showing zero flow — the circuits were not circulating water. We tested the motorised zone valves and found that two had failed — the actuators were not opening to allow water through the circuits.
The zone valve actuators had failed due to age and use. The manifold itself was in good condition, the pump was running, and the main zone valve was operating correctly. Only the individual zone actuators needed replacing.
The Repair
We isolated the power and removed the two failed zone valve actuators from the manifold. The actuators were standard 230V thermal actuators and were replaced with like-for-like genuine replacements.
The new actuators were fitted, the power was restored, and each zone was tested individually by calling for heat at each thermostat. All three zones now showed correct flow at the manifold flow meters, and the floor began warming within 30 minutes.
Diagnosed failed zone valve actuators on manifold
Replaced two actuators with genuine parts
Tested all zones and confirmed flow at manifold
Outcome & Advice to the Homeowner
The underfloor heating was working again — all three zones were circulating and the floor was warming up. The homeowner was relieved to have the system restored before the cold weather set in.
We recommended having the underfloor heating manifold and actuators checked annually, and advised keeping the system running at a low background temperature during winter rather than switching it off entirely, to reduce thermal stress on the actuators.
